valve seat seals

Tried to install new valve seals yesterday, ruined 4 of them. How can I put them on? is there a trick?

well I tried to do it with oil,
maybe my seals were too old, maybe I should use grease.
Id still like to hear if there is some tricky method to put them on.

PS. the lower rocker arm is still in its place, didn't remove it as I understand it is very problematic to put it back.

I put one edge on the top of the guide and while pushing down with two fingers [one each side of the guide] slide the seal on,stretching the seal over the lip into the groove.Sometimes it takes both hands and a lot of pressure but it can be done with the closing rocker in place.
